Condo painting: what to arrange before the crew arrives

Access rules, elevator bookings, parking and a clear surface list can prevent avoidable delays.

Check the building’s requirements early

Ask management about contractor access, loading, parking, elevator reservations and permitted working hours. Requirements vary by building. Share the rules at the estimate instead of assuming ordinary house access. If documentation or advance booking is required, clarify what is needed before confirming the work date. This is useful even when the paint job is relatively small.

Define the interior surfaces

List walls, ceilings, doors, trim and closets separately. In an open condo layout, decide where colours will meet and whether the ceiling continues into adjoining spaces. A single floor-area measurement will not explain every surface. Photos can help communicate the idea, but inspection is still important for repairs, coating condition and access.

Make a practical furniture plan

Small spaces can have limited room to relocate belongings. Discuss larger furniture and fragile objects with the team, then agree on what needs to be moved before arrival. Identify usable routes and any room that must remain available. A protection plan should fit the actual layout instead of treating every unit as empty.

Choose finishes in the unit’s light

A wall colour can look different beside existing floors, cabinetry and counters. Check samples under daylight and the lighting you normally use. Discuss sheen and cleaning needs for high-touch surfaces. You do not have to arrive at the first estimate with every choice finalised, but the agreed colour and product plan should be clear before painting.

Confirm dates and return-to-use guidance

Match the work schedule with building access and any move or delivery. Allow appropriate drying and curing before regular contact with new finishes.
